German Hospital Operator Asklepios Turns to WAIYS AI to Plan Investments Across 300 Buildings
Platform co-developed with sh+ brings building, energy and cost data together to show which ESG and maintenance projects should come first.
Hamburg/Dresden, 24/09/2026 – Asklepios, Germany's leading family-owned private hospital operator, now plans ESG and maintenance investments for around 300 of its buildings on a digital platform from German-Norwegian AI company WAIYS. Developed together with Hamburg-based real estate consultancy sh+, the solution pulls building, energy, condition and cost data into one place. Hospital managers can see which maintenance work, energy efficiency upgrades and switches to alternative energy sources should take priority within a given budget.
The system is already live and will be expanded step by step to cover maintenance, investment and budget planning.
"With a real estate portfolio of this size, piecing together dozens of separate spreadsheets simply doesn't work," saidJulian Schmitt, Head of ESG at Asklepios. "The new solution lets us analyze our data in a far more structured way and see much faster which measures deliver the greatest benefit for the money available. We also avoid jumping between systems and working with conflicting data, and our local teams spend less time on manual tasks and more time on their actual jobs. In the end, what matters is the benefit for our hospitals: cost savings and more modern buildings that directly serve our patients and staff."
A Single Source of Truth
The platform combines building master data, details on energy systems and building condition, energy consumption figures and standard prices for maintenance and repair work. It also factors in investment costs and measures to cut greenhouse gas emissions and energy costs.
This allows it to answer the question at the heart of portfolio management: Which maintenance, repair or ESG measures should take priority when the budget is fixed?
sh+ contributes its real estate, engineering and ESG expertise to the partnership, while WAIYS supplies the technology platform, data processing and AI capabilities.
"In large property portfolios, the problem is rarely missing data," said Christian Behnke, Managing Director of sh+ GmbH. "The data is usually there – but it is scattered across different systems, formats and departments, and bringing it together takes considerable effort. Our aim was to link technical building information, ESG requirements and financial criteria so that they add up to a clear ranking of measures. For us, ESG-compliant maintenance consulting is not a one-off project, but the start of an ongoing planning process that clients can continue on their own with manageable effort."
What Comes Next
Future development phases can connect further existing data sources, such as facility management systems. Also planned are an AI chat function that lets users ask questions about individual buildings or the entire portfolio in plain language, and tools for automated strategic budget planning and reporting.
Over time, the platform could move beyond ESG and bring maintenance, repair and investment planning closer together.
"For large portfolios, the real challenge isn't producing more data – it's turning the data you already have into decisions you can trace and justify," said Marie Andrea Stenfeldt, CEO of WAIYS. "In our projects, we keep seeing that much of the work still goes into collecting, merging and checking data by hand. AI can take over a large share of these repetitive tasks, reduce errors and deliver a solid basis for decisions much faster. But the decision itself always stays with people."
The WAIYS platform is built on specialized AI agents and draws on different AI models for different tasks. Every result and recommendation can be traced back to its source documents and data. Customers can run the platform as managed SaaS, as a single-tenant solution in their own cloud or fully on-premises.
